This is a 1974 block house that has been remodeled both inside and out. The client moved from 4000 sq ft house down to this 2200 sq ft house.

Before- Front entrance. Very private. So private hardly anyone knew it was there and came to the studio slider instead
After- A simple and effective option that allowed the front door to be noticed, more light into the vestibule entry and created a clean simple look to the front of the house. The comments have been "It is so welcoming and open"

Backyard In Process- The slope of the yard was great. Terracing and removal of the dying tree allowed space for a large pavered patio, water feature, multiple planting beds and a way to feature the two fabulous old Juniper trees

After- The larger of the two trees with stack stone planter beds and stairs, large pots worked into the landscape and hanging pots in the trees
After- Rocked yard, terraced paver patio and planting beds, water feature and new fencing. The Long metal poles allow large sunshades to be hung across the patio and hook onto the eves of the house.

Before- Original kitchen. Particle board cabinets, Tappin oven and stove top, 3x3 variegated gold tile. The kitchen area was closed in by the fridge and the large buffet.

Before- Living room. This is a very big space. The area under the fireplace hearth was open to the back wall
After- A glass panel door replaced the slab door. This allows you to see the living room from the dining/kitchen and vice versa.
The beams were darkened with a glaze and a ceiling fan added to help air circulation. I took advantage of the space to create seating areas as well as a casual dining/ game area
After- The open space under the fireplace hearth has been closed in with drywall and painted the same color as the walls

Before- A previous owner enclosed the south facing porch. As a result it is cold in the winter and hot in the summer, though has great light.
It caused the living room to be 7-10 degrees hotter than the rest of the house
After- A ceiling fan was added as well as a portable air conditioner for summer relief, as well as external solar shades that help reduce the heat, while keeping the brightness of the room. It is an awkward space as it is long and narrow. For it to become the office was a perfect solution. And, it has access to the backyard.

Before- 2nd/ Guest bathroom.
This was originally two small rooms. The first room housed the same sink/cabinet combination as the master bathroom. The second room had the toilet and tub/shower
After- By taking out the wall and making the room one room the bathroom became roomy and light.
The tub was moved to the window wall which created space for a very ample linen closet. The tub is a deep soaking tub
After- A large pedestal sink, lighting, mirror and fixtures, and flooring help to create this east indian inspired bathroom. Carved wood container mounted on the wall create additional storage
Before- This back porch area was built in, at some point. It comes off the master and the laundry/ studio and has outside access
Before- This was the original garage, and is cinder block. What you do not see is the washer dryer and water heater on the right hand wall, open to the room.
